WOW, you are the best. Your real estate knowledge and commitment “exceeded all expectations,” and believe me, I expected a lot. As for marketing skills, you have raised the bar high enough to be in a league of your own. I have been active in the real estate industry for over 30 years and find very few agents with your dedication and commitment. Thank you for the “follow up and follow through” given us in selling our ranch in Durango and the continued service we experienced in buying another home. I welcome the opportunity to recommend you to everyone.

-Susan Dunn Arnold

I wanted to write and thank you for your efforts in the process of selling our home in Durango Ridge Ranch. In a very difficult market for sales compounded with a severe crunch in the jumbo mortgage market you were able to put the house under contract and close in less than nine months. Your recommendations regarding staging our empty house were spot on, and the decorators brought out the true warmth and comfort of our home. Further your tireless efforts to find quality people to maintain the house insured that it always looked its best. Please feel free to use this letter as a recommendation with any prospective buyers or sellers. Your service was top notch and made the difficult task of selling a home in a distant location worry and stress free.

During the holiday season, Carol and I have often thought and talked about you. In no small measure, we begin 2014 carefree because you arranged the sale of our home. It is true that good luck plays a role in the brokerage business. As in life though, one must lay the ground work which makes it makes it possible to achieve success. You accomplished this by building the finest website, beautiful print advertising and finally the association with Sotheby’s. Based on your evaluation of market conditions in Durango, we priced our home properly. All of this enabled us to find the proverbial “needle in the haystack”, our buyer. Tom, you then showed us your greatest strength by negotiating the price and terms of the transaction. Deals often fall apart before or after a signed contract. This deal held because you kept us focused on important things, yet also paid attention to the details. As Carol said in a note to you after the closing, “you have a fine touch”. Nothing would have been possible without your reputation for integrity and the credibility you built in your dealings with us. Thank you so much, Tom, for your successful efforts in our behalf. All the best to you and Linda for a healthy, happy, and prosperous 2014.

-Norman and Carol

When we prepared to sell our home and 70 acre ranch we interviewed several prospective realtors and we chose Tom Morse to represent us. We were never disappointed with that decision. Tom’s knowledge of the industry was very helpful in trying to market a ranch in some very difficult economic times, and his familiarity with the ranch market is second to no one in the Durango area. Tom’s calm and professional approach throughout a trying sale process was very helpful to us, and we would recommend him to anyone considering buying or selling a ranch property.

-Jim and Barb Clair

We are now settled into the 5 L Ranch and cannot express enough how much we love the property and how its acquisition would not have been possible without your efforts on our behalf, both before and after the sale. Had you only listened to what we said and not taken the time to get to know our needs and desires, we probably would never have seen this property. Your knowledge and assistance during the negotiations, bid acceptance and escrow periods were invaluable given the complexities of acquiring a ranch property (locations, mineral rights, easements, surveys, water, legal issues, etc.). Your post sale support has been nothing short of incredible to help us answer questions about the operation of the property, trade contractors to engage and the sharing of your time to assist us. We would not hesitate to recommend you and Prudential Triple S. Realty to anyone looking to acquire a property in the Western United States. Your efforts on our behalf are both recognized and greatly appreciated.

We have had the pleasure of working with Tom and Zach Morse in finding and purchasing our “Dream Ranch” in Mancos Colorado. We met Tom and Zach Labor Day Weekend 2012. We closed on our property December 2012. Our experience could not have been better. Tom and Zach were friendly, knowledgeable and professional from our first phone call through to closing. They were able to answer all of our questions. Assisted us every step of the way. Tom handled every detail large and small. We continue to call on Tom and Zach for all of our real estate needs and would recommend them to anyone looking to purchase property. You will not find a finer Realtor or Team than you will get with Tom and Zach Morse of Legacy Properties West Sotheby’s International Realty.

This is a letter of recommendation without reservation of Tom Morse and Legacy Properties West of Durango, Colorado. Tom's approach, integrity, organization, knowledge, attention to detail and sense of humor eared our trust long before our purchase transaction was completed. Both my wife Jackie and I have come to regard Tom, his wife Linda and their family as trusted friends. This occurred through working with Tom and being supported by Linda and Zack in getting to know the area and the opportnities that existed there. Ultimately, we achieved a deal that we believe wil work for us terrifically. The reason we were able to locate the right propert in large par comes from the many discussions we've had with Tom where his active listening skills were on display and in full force. His skils in this regard are genuine and amply evident from the start. Tom took the time to know us and understand what we were targeting for our future. He bridged that insight into his depth of knowledge of the area and the properties available or likely to be available. And he was tireless in showing us places and helping us to understand the nuances of each. I strongly recommend that anyone with an eye on settling in this beautiful part of our countr engage with Tom Morse and avail themselves of his passion for and knowledge of the area and his tremendous skils at helping people find the right place for themselves. Tom has introduced us to a tremendous group of folks that he includes in his network of frends and associates. Each of these people has been top rate expert in their varous fields - from builders to architects to lawyers, to irrigation management people. The respect and high regard that each of these people has for Tom is 100% consistent and uniform. Not surprisingly we count on Tom as our key contact in the Durango area and he's continued to work on our project after the transaction has been completed Jackie and I have been looking for our dream propert in the mountains for the last four years. We feel incredibly fortunate that our paths crossed with Tom, his family, associates and friends My wife and I would be please to discuss further our search and acquisition process which we feel turned out great and I wil be pleased to take calls in this regard.

My wife and I had the pleaure of meeting Tom Morse when we began our seach for a rach in Colorado. Tom widertood our nee and expectations right from the sta, so he didn't waste a miute of our time lookig at properties that didn't meet those need and expectations. His approach was consistently professional and the level of commwication and support tht he provided went above and beyond our wildest expectations. Havig worked in the real estate industr for more tha 30 yea, I ca honestly tell you tht once you've fowid a property, may rea estate agents have only two thgs left on their to-do list, getting the contrct signed and collecting their commssion check. Tht's not the case with Tom. Findig our rach was the easy par. Once we fowid it, there were extenive negotiations with the Sellers and a ver complicated and emotional bowida dispute with a neighbor, and Tom was right at the center of those negotiations and very intrental in setling the dispute. And when we had to involve outside professionals, whether it be an attorney, water and envionmental experts, sureyors or contractors, Tom was always able to arge and facilitate the right professional for our needs. Not only did Tom Morse succeed in fidig us our drea ranch, he also made the entire process, from begig to end, a truly enjoyable experience. I now consider Tom a good frend and would highy recommend his professiona serces to anyone. If you have any questions or requie fuer inormtion, pleae don't hesitate to call me.

This letter is to express my appreciation for your efforts in supporting our property search in Durango. You not only did a great job identifying properties that fit our needs, you took the time to educate me on the community due to my lack of familiarity with Durango. We are delighted with our new home and feel confident that you fully represented our interests as a buyer. I was very impressed by your responsiveness to my questions and the thoroughness in which you managed the transaction. You made the process of an out of state purchase go quite smooth. Most importantly, your commitment to do business with integrity and professionalism was evident in all negotiations. I wish you all the success going forward and look forward to seeing you in Durango.

-Dave Geyer

I wanted to finally tae the opportunity to than you for your efforts in connection with the trade of my mother's residence for the Welle residence in Scottsdale. The concept of considering a trade as parial payment had not been previously considered and was a creative concept which served both parties well under our respective circumstances. This transaction was unque and complicated for many reasons, not the least of which was establishing fair valuations for both properties. I know it took the cooperation of all paries but your advice and follow though were not unoticed.. I know that the Welles believe they were well served and I just wanted to add my note of appreciation. All the best to you and Linda for the holidays.

We are pleased to recommend Tom Morse of Durango Real Estate Partners, who represented us in the sale of our ranch property located about 10 miles south of Durango, Colorado. Tom's unique skills, and especially his knowledge of ranch-type properties in Southwestern Colorado, resulted in the sale of our ranch, in spite of a difficult real estate market. Tom maintained a positive outlook, and he was supportive and professional throughout our association. If we were to need assistance to purchase or sell real estate in the future, we would want Tom to represent us. If you wish to speak with us personally, please ask Tom for our phone number.

-Susan & Jim Hamilton

We want you to know how blessed we feel for having had you as the realtor in our recent home purchase. From the very beginning it was clear that you were capable and focused, paying attention to detail in every aspect and following up at all times. You also advised us extremely well for a number of important needs, such as the home inspection and the needed upgrades in re-doing all 3 bathrooms. You also stayed in constant contact with our lender, expediting that process too. We've worked with many realtors over the years, having purchased a total of 7 homes in the last 35 years. None of them were as capable and dedicated as you.

We recently closed on the sale of a large portion of our ranch in Mancos, Colorado. Tom Morse had the difficult responsibility of acting as a transactional broker in that sale, and he accomplished this task with the utmost professionalism, courtesy, knowledge, and patience while always recognizing the fiduciary responsibility to both parties. While the ranch was listed with Tom, he spared no expense in marketing the property locally, nationally, and internationally. Initially, Tom and his wife, Linda, spent a great deal of time with us to record every detail of the ranch and its improvements. They then set about the task of preparing a meticulous and well documented summary in beautifully expressed language to capture the essence of what was being offered. The coverage he gave us, as he does with all of his listings, was phenomenal. As an example, we were traveling on a flight across country, and while thumbing through the airline magazine, we saw a beautiful ad for our ranch. This happened countless times in other situations, as well, and we soon realized the extent to which our ranch was being exposed and marketed to a broad cross section of people. He has the innate ability to understand the needs and desires of both buyer and seller, which stems from his superb listening skills. Tom will work tirelessly for his client, and from our own personal experience with him, he did that in the selling of our ranch. Also, Zach Morse was of great assistance in handling many responsibilities during our absence. Tom is a credit to his profession. He doesn't end his relationship with the closing. Instead, he continues to ensure that a smooth transition occurs and will go beyond what is expected to make that happen. We are so very proud to have been associated with Tom Morse, and we would recommend him without reservation.

This is merely to express my view that Tom and Linda Morse (and Legacy Properties West) are quite possibly the finest, most dedicated residential real estate agents I have ever had the pleasure of working with over the past 25 years During my career as an attorney specializing in real property matters, I have assisted clients in purchasing or disposing of billions of dollars in real property I have worked with hundreds of real estate professionals, and never once worked with anyone that could hold a candle to Tom and Linda Morse.. They repeatedly went way out of their way to make us feel comfortable with their listing, lined up all the subcontractors required to facilitate the listing's remodel, contracted for many of the necessary inspections, and even stored some of our furniture for us (without charge) before the home was ready to be occupied. Indeed, the Morse's were so solicitous and understanding, and indeed, so accommodating to our needs, that my wife and I eventually became reluctant to ask them for any further assistance, believing they had already been so helpful that to ask them to do more would be wholly unreasonable.. Indeed, we have become so fond of the Morse's that we consider them true fiends, and hope they feel the same about us, despite the fact we've no doubt been overly demanding clients. If you have any question about retaining Tom or Linda, or their company, Legacy Properties West, please give me a call. I hope I can convince you to seal the deal

Thank you so much for assisting David and I with the purchase of our new property in Durango. I find it amazing that our very- first trip to Durango was Labor Day Weekend and by November we finabzed our purchase at Glacier Club. Of course we had set Out differently having a list of properties, from the internet, drat_ once seen, we soon realized would not satisfy our future needs. You were able to point this out rather quick13T, through not only your expertise of the area, but by tn. y listening to us. 'This was certainly critical as Durango was go to be our future permanent home. alchig- been in the Mortgage Industry for 15 years I dealt with numerous Real Estate Agents throughout Texas as well as many odic" states and hardly a one compares to you We were so impressed with how much of your time you gave to us while in Durango and the continued communication when we were not. We felt a deeper trust with you after meeting your wile Linda and son Zach, which definitely lent support regarding your overall core values. Not once did %VC feel pressure( to purchase anything. We veryT Much apprcciate an of the local introductions and accompanying us with some preliminary buildcr mectings . s you know 'kw, have been to Durango only 3 times and it's already beginning to feel like home_ We look forward to our Colorado futiu-c and continued relationship with 3.Tou, Linda and Zach.

Our association with Legacy Realty has been everything it should be and more. We had a small 20 acre ranch property that was lovely but a bit unusual in that it was located in a subdivision of 3 to 35 acre properties, ours being the only one which had horse facilities, a barn, an arena, etc. and horses on site. We had neighbors who loved our horses but there were no other properties like ours nearby. Pricing was difficult, and realty in Durango was reflective of other resort communities. Tom, Linda and Zach came over with a professional photographer and put together a beautiful brochure. Legacy advertised in the local Homes and Land Magazine, along with other ads, and also created a very nice ad with a large layout online in their website. We couldn’t have asked for more. Realtors who are willing and able to spend part of the commission they will receive on this much advertising are rare and we truly appreciated it, as our home did not sell right away but Legacy was willing to continue their advertising campaign. There was also a very nice sign with a large photo of the whole property professionally placed at the entrance. We at times discussed pricing with Tom and he helped us through all of this, encouraging patience rather than lowering the price too far. We were pleased with the price we received for the home, and would recommend Legacy highly.

I am writing this letter regarding Tom Morse (Legacy Properties West) , who represented us in the recent sale of our 38 acre property in Durango, Colorado. From the inceptiol1 of the transaction, Tom always showed professionalism and passion for his real estate service to us. He was prepared, knowledgeable and capable in every respect, and most important, always communicated with us regarding every detail of the sale. He always listened to our position and needs, and was good counsel to us in a very difficult and complicated real estate transaction. Our negotiation required coordination between numerous brokers, legal counsel representing other parties, engineers and surveyors.... all of which Tom managed and coordinated to our benefit which resulted in a successful closing of our propert as well as several adjacent properties. We have been involved in real estate development, sales and marketing for fort five years, and found Tom to be one of the most competent brokers that we have worked with in our business history. Durango is fortunate to have Tom and his lovely wife and associate, Linda, as a valued professional in our community.

Tom Morse from Legacy Properties approached us several years ago when he knew that our property listing had expired. This was a 200 acre working Alfalfa farm made up of 5 - 40 acre parcels that included 140 shares of Montezuma Valley Irrigation stock. My wife and I poured a lot of blood, sweat and tears as well as a lot of equity into our farm over the past 15 years. We came to realize that the right time to sell a property is governed more on outside influences than one would sometimes wish, in our case time to move 1000 miles to help aging parents in their transition. During this long and sometimes tough journey, Tom was able to keep a very even positive demeanor that resulted in the sale of the farm in what I believe is the toughest economic condition that my generation has ever seen. We are pleased that we listened to Tom’s advice and that he was able to sell the farm, sharing our concern for a fair price to a good family that will hopefully be able to take the farm and all our hard work to the next level. I certainly recommend Tom and his staff if you have a property as difficult as ours to sell, or are looking for a broker who can relate to your specific needs when buying or selling a much simpler property.

Finding and buying the right home is never easy. Finding an exceptional realtor to guide you through the process may be even more diffcult! We were extremely fortunate to find Tom Morse of Prudential Triple S Realty in Durango, Colorado! Tom is simply the best I've ever experienced'! He makes a genuine effort to get to know you and what you want. He knows his market and doesn't "steer" you but goes out of his way to ensure that you see a diverse offering of homes and geographies so that you can make an informed decision. And when you make an offer there is no confusion about whom Tom represents in the process. He looks out for you! And it doesn't stop at the sale; Tom's follow-up and attention to detail - particularly for an out-of-town buyer - is invaluable. What makes Tom Morse so good at what he does can be summarized by three important characteristics: trust, integrity and professionalism. We don't intend to move anymore in large part because Tom helped us find the right home. But if we did, there is no one else that we would ever consider using.
